The Average Cost of a Pennsylvania Home in the New Year

Owning a home is a big part of the American Dream, but the housing market has been tough lately. Prices are still high, but there’s some good news for homebuyers. A recent report shows that more real estate agents believe the market is balancing out. In the last quarter, 37.5% of agents said it was a balanced market, up from 30% the previous quarter. More agents also reported sellers lowering their prices, which is a positive sign, even though prices remain historically high.

When it comes to affordability, agents noticed fewer buyers left the market or delayed their purchases in the last quarter compared to before. So, what does this mean for Pennsylvania? A new report reveals the average home value in the state. As of October 2025, the average home in Pennsylvania is valued at $250,225. This reflects a 3.1% increase over the past year and a 7.6% increase over the last two years.

For some context, Hawaii has the highest average home value at a staggering $959,688. Illinois saw the biggest rise in home values over the past year, with a 4.3% increase, while New Jersey led the way with an 11.7% jump.
